Sunbridge Stewardship District

Background

The Sunbridge Stewardship District (“District”) is an independent special district created and existing pursuant to Chapter 2017-220, Laws of Florida, House Bill No. 1333, approved on June 6, 2017. On June 24, 2025, the Florida Legislature enacted Chapter 2025-245, Laws of Florida, House Bill No. 4059, amending Section 4 of Chapter 2017-220 to expand the District’s boundaries to include additional areas within the City of Orlando and Orange County, Florida.

The District encompasses approximately 19,000 acres within Osceola County and has expanded to include an additional 7,310 acres within the City of Orlando and Orange County. The public purpose of the District is to responsibly finance, construct, operate, and maintain public infrastructure systems, facilities, and services within its boundaries. District Infrastructure & Property

The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. District Annual Budgets

Each year, the District collects two types of assessments from property owners within its boundaries: a bond debt service assessment and an operations and maintenance (O&M) assessment. The bond debt service assessment is used to repay the District’s bonds, while the O&M assessment funds the District’s ongoing operations and maintenance activities.
